As long as you are holding your viewer’s attention with what you have to work with, you will capture leads no matter what. 

If possible, try and keep your videos under 60 seconds. Recent data from Ad Age determined that 33% of viewers will stop watching a video after 30 seconds, 45% by one minute, and 60% by two minutes. Also, keep in mind that every single feature of the home doesn’t necessarily need to be highlighted.

Real estate listing videos are an essential asset to a successful marketing campaign. In addition to capturing leads, sellers will flock to you to sell their home. As a matter of fact, 73% of homeowners say they are more likely to list with a Realtor who uses video to sell the property.

Go live on Facebook or Instagram

An easy way to get some video content out to your audience is by “going live”. Whether you want to answer questions, take your followers behind the scenes at an insane mansion, or interview an interior designer or local contractor, there are endless amounts of ideas (and fun) to be had while live streaming. 

Live streaming is an essential part of building a successful brand and is a fairly easy way to connect with a massive audience for FREE. Yes, you read that right it’s free to live stream on both Facebook and Instagram. Not only are you getting a direct line to your audience in real-time, you have the chance to directly engage with your followers. 

Make sure to let your followers know at least 24 hours in advance when you are planning to go live. That way they can carve out time to tune in and ask questions or provide live feedback.

There are pros and cons to live streaming on both Instagram and Facebook but at the end of the day, you can only choose one per live stream. Keep in mind that your live stream will only stick around for 24 hours on Instagram unless you save it to a highlight. On Facebook, you have the option to save it permanently on your feed. Ultimately, it’s up to you to pick the social platform that fits best with your brand but keep this information in mind when planning a live stream. 

Neighborhood spotlight 

Location, location, location. It’s all about the location! No matter how lavish a home might be, most homebuyers take the neighborhood that the listing resides in into serious consideration. Are the schools top-notch? Is the neighborhood safe? Is it close to shopping, restaurants, and entertainment? These are questions most homebuyers have when shopping for a home and it’s absolutely in your favor to have answers to them. Position yourself as a fountain of information for that neighborhood and the masses will flock to you. Everyone wants insider information and what better way to showcase your knowledge as a local than making a video spotlighting local neighborhoods. Surely no one has all the answers (if only) but watching a video from a local expert is a lot more informative than anything Google Maps has to offer.
